The 2 Most Important Factors When Selling Your Home


When you put your home up for sale on the open market there are a lot of variables that will determine how fast it will sell and for how much it will sell for, if it sells at all. Below, are what I consider to be the two most important factors when selling your home to ensure that you sell it relatively quickly and for the full value that the market is willing to pay for it.

#1: Price
This is the most obvious thing that a large majority of people would guess as the most important. It’s a simple fact of a how any market works. The lower the advertised price is the more interest you'll get from buyers. The higher the advertised price is the lower the interest will be from buyers.

Trying to determine exactly what the sweet spot in the market is for your home can be tricky and requires the right information and experience. That’s where I, as a Realtor, come in. I collect all of the market information needed to determine the right price for your home and use my experience to gauge what buyers will like and dislike about your home compared to your competitors so you’ll know what price to list it at in order to get your home listing off on the right foot from the very start.

In short, I can help you determine the price that is not too high that will not get much interest from buyers but also not too low to hurt your potential purchase price.

#2: Photographs
This one may surprise you somewhat. The photographs that are used for advertising your home are absolutely critical. If a potential buyer is doing their home search on the Internet and your home’s photographs are too small, too dark, too bright, crooked, or blurry then they will not make a good first impression no matter what your home actually looks like in person or what your asking price is. If your home doesn't make a good first impression to potential buyers looking at it on the Internet then it will greatly reduce the number of personal showings you'll get and therefore reduce the chances of actually selling the home.

For the homes that I list on the market I use a high definition wide angle camera and do extensive post processing to give your home high quality photographs that will make your home as visually appealing as possible to draw the attention of potential buyers. When you're paying a 6% commission to a Realtor to sell your house you should expect great photographs. You shouldn't settle for less.



The whole goal is to get as many potential buyers as possible to actually come see your house in person. The more buyers that come to actually look at your house the higher the probability that you'll get it sold. Rarely ever does a buyer buy a house without seeing it in person. Having the right advertised price and visually appealing photographs are what will draw buyers to your house over your competitors.
